RADON INSPECTION

What is Radon?

Radon is a colorless, odorless radioactive gas that is exists in virtually all soils. Typically, radon exists is very low levels in the air we breathe every day. When radon gas enters a home, it becomes trapped and long levels of exposure may cause lung cancer. Radon can find its way into a home by seeping through the pores of concrete or slipping through gaps in the walls or flooring.    

Why Should I get a Radon Inspection?

The Environmental Protection Agency (EPA) recommends every house in the United States be tested for radon regardless if they are in an area more prone to radon. Receiving a radon inspection is a safety precaution as long-term exposure can be dangerous. A radon inspection is also important when buying a house because if there is a need for a radon mitigation system, it can be quite costly and may need to be negotiated under a real estate contract.   

How we Perform a Radon Inspection

At Step By Step Inspection Services we perform a short-term radon test. This will give the buyer an insight if there are high levels of radon in the house. During our inspection, our radon inspection devices are typically placed in a basement or whatever room is closest to the ground. For the most accurate results, we recommend all windows and doors be closed. Should elevated levels of radon be found, it is suggested that a long-term test be conducted.  

What to do if your Home Inspector Detects High Levels of Radon

If a short-term radon inspection test measures 4 PicoCuries per liter (pCi/L) or higher, the EPA recommends doing a secondary long-term radon test. A long-term test will give you more accurate information. While elevated levels of radon in your home or a home you are purchasing can be cause for concern, there is no need to panic as there are several measures you can take to lower these levels.   


If the levels of radon are only slightly above risk:

  • Caulk foundation cracks, construction joints and other openings with polyurethane caulk
  • Install an airtight cover on your sump pump  
  • Cover soil in crawl spaces tightly with plastic sheeting with a minimum thickness of 6 mil 
  • Sealing concrete    


If more serious levels of radon are detected:  

  • Installing a radon mitigation system, this involves a ventilation system that will draw radon gas up from the soil and out of your house.
